Elementarschäden — the add-on you should not skip
Standard building insurance does not cover flooding, heavy rain, earthquakes, or landslides. These "Elementarschäden" are a separate add-on — and with extreme weather becoming more frequent in Germany, it's one of the most important extras you can get. We always check if your area is at risk and recommend the right level of coverage.

- Construction defects — issues caused by poor workmanship during building or renovation
- Damage to gardens or external structures — fences, sheds, pools (may need extra coverage)

What does building insurance cover?+
It covers damage to the physical structure of your home — walls, roof, floors, windows, built-in installations, pipes, and heating systems. The main covered risks are fire, lightning, storms, hail, and water damage from pipes (Leitungswasser).
Is building insurance mandatory in Germany?+
Not by law — but almost every mortgage lender in Germany requires it as a condition for your home loan. Even without a mortgage, it's strongly recommended because rebuilding costs can easily exceed the property value.
What are Elementarschäden and do I need them?+
Elementarschäden (natural hazard coverage) protects against flooding, heavy rain, earthquakes, landslides, and snow pressure. It's a separate add-on, not included in standard building insurance. With climate change increasing extreme weather events in Germany, we strongly recommend it — especially if your property is in a flood-prone area.
How is the premium calculated?+
The cost depends on your property's size (living area in m²), year of construction, roof type, location (flood risk zone), and the level of coverage you choose. A typical single-family home costs between €15–40 per month. Older buildings or those in high-risk areas may cost more.

Building insurance covers the structure — walls, roof, floors, pipes, built-in systems. Home contents insurance covers your belongings inside — furniture, electronics, clothing, valuables. As a property owner, you ideally have both.
Does it cover temporary housing if my home is uninhabitable?+
