Elementarversicherung is an add-on that covers natural hazards not included in standard building insurance — flooding, heavy rain (Starkregen), groundwater rise, earthquakes, landslides, snow pressure, and avalanches. Given the increasing frequency of extreme weather events in Germany, we strongly recommend it. It typically adds €5–15/month depending on your location and risk zone.
What exactly does Wohngebäudeversicherung cover?+
It covers the building structure itself — walls, roof, floors, ceilings, windows, doors, built-in kitchens, heating systems, plumbing, and electrical installations. Standard coverage includes fire (including lightning and explosion), storm and hail damage, and tap water damage (burst pipes, leaks). It does not cover furniture or personal belongings — that's what Hausratversicherung is for.
How much is the deductible (Selbstbeteiligung)?+
Deductibles typically range from €0 to €1,000 per claim. A higher deductible reduces your annual premium. For example, choosing a €500 deductible might save you €30–50/year. We recommend a moderate deductible (€300–500) as a good balance between premium savings and out-of-pocket costs in case of a claim.
Is Wohngebäudeversicherung mandatory in Germany?+
Technically, it's not legally mandatory. However, virtually every bank requires it as a condition for granting a mortgage. Without it, you won't get financing.
